Halfway through 2026, here are six real estate trends we have seen so far here in the Roanoke Valley and across the broader Mid-Atlantic.

1. More choices for buyers

While inventory varies by market, the number of homes for sale across the broader Mid-Atlantic has increased by over 10 percent since the middle of last year. With more homes on the market, buyers have more options to choose from.

2. Mortgage rates hold steady

The 30-year fixed mortgage rate has held steady in the low to mid 6s for 2026. As lenders often remind buyers, a mortgage rate is not permanent, but you do not want to miss your dream home while waiting for a lower rate.

3. Move-in ready homes sell well

4. Negotiations are shifting
